Seller pays more than our fee? You keep the difference.
If a seller agrees to pay buyer-side compensation that is higher than our flat fee, we will credit or rebate the difference to you, subject to lender approval and/or loan program. Some loan programs limit how credits can be applied. You must confirm whether rebates and/or credits are allowed with your lender and/or loan program.
Questions buyers actually ask
Is this really full service?
Yes. A licensed Texas agent handles tours, offers, negotiation, and closing coordination, the same as a traditional buyer’s agent. Only the fee structure is different.
When do I pay?
A $350 non-refundable deposit is due when you sign, and it is credited toward your fee at closing. The balance is paid at closing.
What if the seller offers to pay my agent?
If the seller-paid compensation is more than our flat fee, we credit or rebate the difference to you, subject to lender approval and/or loan program. You must confirm whether rebates and/or credits are allowed with your lender and/or loan program.
Does the fee change with the price of the home?
No. The fee is $2,995 whether the home costs $250,000 or $800,000.
Can I cancel?
Cancellation terms are set out in the buyer representation agreement. We will walk you through them before you sign.
